We've stored our caravan here for two years and it's a great service. Easy access using a key fob and it has been totally secure since we've known it. They also have a site to stay and it's genuinely brilliant. Loads of space, a relaxed attitude and very friendly owners. Our dogs, our children and we loved it here.
Both the storage facility and the caravan site come thoroughly recommended from us.

Lovely people very friendly and helpful, we have stayed on site a couple of times, which the kids have loved its so peaceful and great space for them to play, you do have the ladies dog joining in with football she is so lovely keeps kids busy kicking ball for her ?

I have had a longstanding relationship with Merlin Storage, which was always positive and professional. However, since the transition to Baxterley Storage in August 2024, my experience has been drastically different, and I feel compelled to share my concerns to warn others.

Unclear Payment Demands and Questionable Company Legitimacy On 7 October 2024, I received a handwritten invoice from Baxterley Storage that was unprofessional and lacked any clear proof of the company’s legitimacy. When I tried to pay, my bank declined the transaction due to mismatched account details, and despite repeated requests, the business has failed to provide any verification of its credentials. The situation escalated when, on 11 November 2024, I received a notice threatening to clamp my caravan unless payment was made, without proper explanation or legal grounds.
Unlawful Threats of Wheel Clamping The threat to clamp my caravan, unless payment was made, is both disproportionate and likely illegal. Under UK law (Protection of Freedoms Act 2012), clamping without lawful authority is a criminal offence, and it seems Baxterley Storage has no legal grounds to enforce this. The lack of clear terms, prior knowledge, or proper signage makes their actions seem unlawful and unjustified.
Threatening Legal Correspondence On 15 November 2024, just days after receiving the 28-day notice, I was sent a solicitor’s letter demanding full payment and threatening County Court actions. This aggressive escalation occurred despite my attempts to clarify the situation and resolve things amicably. The solicitor’s letter, lacking clear proof of the debt, raised concerns about harassment and undue pressure.
Business Practices and Manager’s Background My requests for business verification were ignored or met with hostility. The conduct of the new manager, Mr. Graham Ray Inston, raises further alarm, particularly given his history of prosecution by Trading Standards for selling dangerous vehicles. This undermines my confidence in Baxterley Storage’s integrity and business practices.
Confusion Around Ownership and Contract Legitimacy There’s considerable confusion about the legitimacy of the contracts being enforced. Baxterley Storage is attempting to operate under multiple names, including Charity Farm/Mrs. Ann Broomfield, and there is no clear evidence of a formal transfer of business ownership. This raises serious concerns about the enforceability of any agreements made.
Emotional Distress and Impact on Family Life The stress caused by these ongoing issues has been significant, forcing me to cancel planned holidays and disrupting family life. The emotional toll of dealing with these threats has affected my relationships and well-being, leading to unnecessary stress and anxiety.
Resolution Sought I’ve made repeated attempts to resolve the matter professionally, but Baxterley Storage has shown no willingness to provide clarity or cease their threatening behaviour. I request:

Clear verification of Baxterley Storage’s legitimacy.
A formal retraction of the 28-day notice and all threats of clamping.
Compensation for the stress and disruption caused.
Given my experiences, I would caution anyone considering using Baxterley Storage to thoroughly investigate their business practices and terms before entering into any agreements. This has been a deeply frustrating and stressful experience, and I hope others can avoid similar issues.

Well after 3yrs of storage I’ve found something better, hard standing no 3foot high grass. The access into the farm is poorly maintained the road,to the storage field is like something from a topgear special. From day one Jenny said the road s on site would be improved (not yet) when I moved my van out it was such a relief. This is my second caravan the first I stored there got mice in and when I went to trade it in they told me it was worthless. So after losing what was a £4000 trade in. We decided that the £25,000 replacement needed better storage. Sorry for the bad review but when people say they are going to do something you expect them to do it. Yes I’m lucky I’ve got a 4x4 and never got stuck

A great event held by the owners. Friendly and warm welcomes all around. Well organised and lots to keep us entertained.

Camping - great flat, level area. Sheltered from wind by trees to edge of field. Very secure due to the nature of the site. Dogs on site that are friendly and happy to say hello.

Great prospects as a long-term events and hospitality location!!!
